But the dollar volume dropped from $23.7 billion in 2015 to $19.4 billion last year, shaving the share of Florida’s residential sales to foreigners in the U.S. from 24 percent to 19 percent. With shrinking buying power, foreigners are spending less here. The average price they paid for a Florida residence dropped from $539,000 in 2015 to $412,000 last year. Fewer foreign buyers were coming to Southwest Florida, where home prices have soared in recent years.

The Lee County Department of Human and Veteran Services continues to accept applications for the HOME Down Payment Assistance Program. Residents who meet income qualifications and are purchasing a home in Lee County may be eligible to receive assistance in purchasing the home. To qualify for assistance, you must meet the U.S. Department of Housing and Urban Development’s income guidelines, which vary based on household size. For example, a two-person household must have a combined household income of $36,100 or less and a four-person household must have a combined household income of $45,100 or less. More household income limits, additional qualifications and other program information, including the application, are available at www.leegov.com/dhs/housing/DPA/. During December, contractors pulled 85 permits to build single-family houses collectively valued at about $18.5 million in unincorporated Lee County. That compares to 66 permits issued in November and 132 issued in December 2015, according to the Lee County Department of Community Development. Types of Waterfront in Cape Coral When considering to purchase a waterfront property in Cape Coral Florida, as well as other parts of SW Florida, an understanding of the options and limitations of the various types of waterfront is essential for making a good real estate purchase. Cape Coral has approximately 400 miles of canals, giving property owners and potential buyers several different waterfront options in Cape Coral to choose from and enjoy along with the SW Florida climate. The difference mainly being access or lack of access to open water, and boating limitations. Freshwater Canals About a third to one half of all the canals in Cape Coral are considered “fresh water” and do not have access to open water (the gulf, river or inter-coastal). Many of these canals do interconnect with each other and with a few freshwater lakes within the interior of Cape Coral. They are great for “tooling” around throughout the freshwater canal system where there is great fishing just like every other bit of water here in SW Florida. Being out-bid on a real estate purchase sucks! They accepted another offer, what happened? In many communities, SW Florida being no different, the market has “shifted” quite dramatically over the past couple of years. Inventory levels are low and buyers who have been on the side lines for the past few years are now back in the game.
